Small Works & Maintenance Estimator Location: Liverpool (Office-Based) Salary: Up to £60,000 + Car Allowance + Pension + Holiday Entitlement The Company Our client is a well-established building contractor with an excellent reputation for delivering high-quality maintenance, refurbishment and small works projects across the North West. Working across both public and private sector frameworks, they continue to secure repeat business through exceptional service and long-standing client relationships. Due to continued growth, they are looking to recruit an experienced Small Works & Maintenance Estimator to join their commercial team at their Liverpool office. The Role As Small Works & Maintenance Estimator, you'll play a key role in securing new business by preparing accurate, competitive tenders for a diverse range of maintenance, refurbishment and minor construction projects. Working closely with the commercial and operational teams, you'll manage multiple enquiries simultaneously, ensuring submissions are commercially sound, technically accurate and delivered on time. Key Responsibilities * Prepare detailed estimates and quotations for reactive maintenance, planned works and refurbishment projects. * Review drawings, specifications, schedules of work and tender documentation. * Carry out site visits where required to assess project scope and pricing requirements. * Source and evaluate subcontractor and supplier quotations. * Build accurate labour, plant and material costings. * Identify value engineering opportunities while maintaining quality and compliance. * Liaise with operational teams to ensure a seamless handover of successful projects. * Develop and maintain strong relationships with clients, subcontractors and suppliers. * Monitor market rates and industry trends to ensure competitive pricing. * Assist with pricing variations and additional works throughout project delivery. Typical Projects * Reactive building maintenance * Planned maintenance programmes * Commercial and residential refurbishments * Roofing repairs * Joinery and fire protection works * Kitchen and bathroom refurbishments * Decorating and flooring packages * Mechanical & Electrical small works * Compliance and remedial works * General building repairs and refurbishment Candidate requirements: * Previous estimating experience within building maintenance, refurbishment or small works. * A strong understanding of construction methods and building regulations. * Experience pricing multi-trade construction projects. * Excellent commercial awareness and attention to detail. * Strong communication and negotiation skills. * The ability to manage multiple tenders in a fast-paced environment. * Good working knowledge of Microsoft Office, particularly Excel. * Experience using estimating software is advantageous. * Full UK driving licence.
