Hours: 37 (5 days a week)\n

\n We are working on behalf of a leading housing association to recruit an experienced Maintenance Surveyor to support the delivery of high-quality responsive repairs, voids, disrepair, major and complex works, and wider maintenance services across the Guildford, Bracknell and Chichester areas.\n
\n
\n Reporting to the Regional Maintenance Manager / Regional Surveyor, you will play a key role in ensuring repair, maintenance and associated works are delivered safely, efficiently and to the required standards of cost, quality, compliance and customer satisfaction.\n
\n
\n You will be responsible for managing contractor performance and on-site progress, ensuring works are completed on time, within budget and in line with relevant statutory requirements, organisational standards and agreed KPIs.\n
\n
\n This is an excellent opportunity for a qualified surveyor with strong technical knowledge, experience within social housing or residential property, and a customer-focused approach.\n

The Role\n
\nAs a Maintenance Surveyor, you will be responsible for:\n
\n

    \n
  • Undertaking pre- and post-inspections for responsive repairs, void works, cyclical repairs, disrepair cases and major or complex works
  • \n
  • Carrying out detailed diagnostic inspections, building surveys and technical reports to assess property condition, identify defects and determine associated risks
  • \n
  • Providing accurate technical advice and recommending appropriate repair, maintenance or remedial solutions
  • \n
  • Supporting the delivery of repairs, voids, aids and adaptations, fire safety works and other maintenance programmes
  • \n
  • Managing complex repairs and supporting the delivery of legal disrepair claims and Environmental Health Orders
  • \n
  • Preparing clear and accurate survey reports, specifications, schedules of work, costings and technical recommendations
  • \n
  • Monitoring contractor performance and ensuring works are delivered in accordance with agreed KPIs, quality standards, budgets and timescales
  • \n
  • Managing works through to completion and carrying out post-inspections to confirm quality, compliance and value for money
  • \n
  • Reviewing contractor invoices and payment requests, challenging costs and resolving discrepancies where required
  • \n
  • Monitoring expenditure within your area of responsibility and identifying potential overspends or financial risks
  • \n
  • Inspecting and coordinating major void works to ensure properties are returned to the required lettable standard and rental loss is minimised
  • \n
  • Preparing detailed costings and supporting options appraisals for major void properties
  • \n
  • Managing property-related insurance claims, including inspections, decant requirements and liaison with loss adjusters and internal insurance teams
  • \n
  • Supporting the handover of new developments and providing technical input to ensure quality standards are maintained through completion and the defects period
  • \n
  • Working closely with in-house service providers, M&E contractors, subcontractors and external stakeholders to support effective service delivery
  • \n
  • Engaging professionally with residents, customers, leaseholders, contractors, consultants and internal stakeholders
  • \n
  • Maintaining excellent customer satisfaction by taking ownership of issues and working collaboratively with repairs providers
  • \n
  • Ensuring all works are completed in line with relevant health and safety legislation, statutory requirements, regulatory standards and organisational policies
  • \n
  • Identifying and managing risks relating to property condition, health and safety and asbestos
  • \n
  • Providing technical advice and support to colleagues and operational teams
  • \n

About You\n
\nTo be considered, you will ideally have:\n
\n

    \n
  • A Level 3 Diploma in Surveying, Property and Maintenance, or an equivalent relevant qualification
  • \n
  • Membership of a relevant professional body, such as RICS or CIOB
  • \n
  • Previous experience working as a Maintenance Surveyor, Repairs Surveyor, Building Surveyor, Property Surveyor or similar
  • \n
  • Strong experience carrying out pre- and post-inspections within responsive repairs, voids, disrepair, major works or planned maintenance
  • \n
  • Knowledge of the social housing sector and relevant housing regulations
  • \n
  • Good knowledge of building construction, building standards, property maintenance and common building defects
  • \n
  • An understanding of relevant planning, regulatory, health and safety and asset management requirements
  • \n
  • Experience preparing survey reports, technical reports, specifications, schedules of work and costings
  • \n
  • The ability to assess defects, identify risks and recommend appropriate remedial works
  • \n
  • Experience managing contractors and monitoring performance against KPIs, budgets and service standards
  • \n
  • Knowledge of financial management and cost control within a repairs and maintenance environment
  • \n
  • Experience managing complex repairs, disrepair cases or Environmental Health requirements would be advantageous
  • \n
  • Strong communication, negotiation and stakeholder-management skills
  • \n
  • A customer-focused approach with the ability to manage resident and leaseholder expectations
  • \n
  • Good IT skills, including experience using Microsoft Excel, Word and PowerPoint
  • \n
  • Good organisational skills and the ability to manage conflicting priorities and deadlines
  • \n
  • The ability to work independently as well as collaboratively as part of a wider team
  • \n
  • Experience managing small projects and an understanding of CDM requirements
  • \n
  • A full UK driving licence and flexibility to travel may be required due to the nature of the role
