Job description
CORE PURPOSE We require a proactive, highly organized Premises Manager to lead the operational oversight, maintenance, health and safety compliance, and physical security of our school campus. Operating within an ambitious and inclusive environment, the successful candidate will manage the site team, oversee external contractors, and maintain a safe, clean, and fully functional environment for students, staff, and visitors. THE SCHOOL An 11–16 secondary school located in Dudley, West Midlands. The school operates with a centralized behaviour system managed by the senior leadership team to maintain a quiet, structured, and respectful environment across the campus. The estates and operations department is a supportive, cohesive team that utilizes digital facilities logging tools to keep workloads manageable. Clear operational procedures ensure routine maintenance, site security, and compliance duties are scheduled fairly and completed efficiently. KEY TASKS & DAILY OPERATIONS Site Management & Operations: Lead daily site security, opening/closing routines, and the physical maintenance of all school buildings, grounds, and facilities. Team & Contractor Supervision: Line-manage the site staff and manage relationships with external contractors, ensuring repairs, service contracts, and refurbishments are completed to high standards. Compliance & Health & Safety: Oversee statutory health and safety compliance, including fire safety, legionella checks, risk assessments, and asbestos management, maintaining complete inspection records. Capital Projects & Lettings: Support senior leadership with facilities planning, minor estate improvement projects, and the logistics for evening and weekend community lettings. Emergency Response: Act as the primary contact for urgent site issues, emergency call-outs, bad weather procedures, and essential repairs. PROFILE REQUIREMENTS Qualifications: A recognized health and safety or facilities management qualification (such as IOSH or NEBOSH) is desirable, alongside a valid UK driving license. Experience: Proven experience in site management, facilities oversight, or senior caretaking, preferably within an educational or public sector setting. Skills: Strong leadership abilities, practical problem-solving skills, clear communication with school leaders and external vendors, and sound knowledge of health and safety legislation. REGIONAL CONTEXT Local Area & Community: Based in the historic Black Country borough of Dudley, the school serves a proud and close-knit local community. The town offers a rich industrial heritage, landmark attractions such as Dudley Castle and the Black Country Living Museum, expansive green spaces like Priory Park, and a supportive network of local families. Transport & Commuting: The school benefits from strong regional transport links, with convenient access via the A4123 (Birmingham New Road) and the A461 corridors, as well as nearby motorway links via the M5 (Junction 2). Public transit operates continuously via extensive National Express West Midlands bus routes and local rail services from Dudley Port station, offering straightforward access across the West Midlands, Wolverhampton, and Birmingham.
