Job descriptionRole Overview The Pre‑Tenancy and Compliance Coordinator manages the administrative process of new tenancies and re‑lets, ensuring all compliance checks, documentation and contracts are completed accurately and on time. The role supports smooth onboarding of tenants, reduces void periods, mitigates compliance risk, and ensures statutory requirements are met. Position Details * Annual salary £26,500 – £29,500 OTE * Full‑time: 9 am – 6 pm, Monday–Friday (Saturday on‑call as needed) * Location: Colchester Key Responsibilities * Maintain accurate compliance records for Gas, EPC, EICR, Licensing and Smoke & CO Alarm checks. * Liaise with central Operations to instruct internal license applications. * Chase landlords and contractors for renewals ahead of expiry. * Process and log AML and Right‑to‑Rent checks. * Ensure compliance data is entered correctly into CRM systems. * Escalate non‑compliant cases to Central PM Manager. * Contribute to audit preparation and quality assurance processes. * Manage pre‑tenancy checks, including AML and Right‑to‑Rent requirements. * Prepare and issue tenancy agreements and supporting documentation. * Coordinate with field residential lettings agents, property managers, landlords, tenants and contractors to ensure readiness for move‑in. * Maintain accurate records in the CRM system. Key Competencies * Attention to Detail: ensures accuracy in tenancy documents and compliance data. * Organisational Skills: prioritises workload, manages deadlines and handles multiple cases. * Communication: delivers clear, professional communication with landlords, contractors and tenants. * Compliance Knowledge: understands key statutory requirements. * IT Proficiency: confident in using CRM and document management systems. * Customer Focus: committed to providing excellent service to landlords and tenants. * Teamwork: collaborates with managers and colleagues to achieve team goals.
