Director of Property

We are partnering with a highly respected, values-led organisation to appoint a Director of Property capable of reshaping a complex national estate strategy from the ground up.
The current operating model is no longer fit for purpose. This organisation needs an exceptional leader who will challenge the status quo, conduct a comprehensive review of the estate, and deliver a bold, commercially focused transformation programme.
This is far from a traditional corporate office portfolio. You will take responsibility for approximately 800 locations across the UK, managing a highly diverse and operationally complex estate, including:
- Sensitive customer-facing environments
- Highly regulated clinical and operational back-of-house facilities
- High-street retail premises
- Residential properties
- Engineering-intensive and temperature-controlled facilities
Success in this role requires experience leading large, multi-site property portfolios where operational continuity and commercial performance are equally critical.
The Opportunity
This is a mandate to bring clarity, structure, and commercial discipline to a complex estate. Your key priorities will include:
Portfolio Rationalisation
- Review the entire estate and develop a strategic disposals programme.
- Identify underperforming sites for closure or disposal.
- Recommend locations for investment, redevelopment, or consolidation.
Operating Model Design
- Define the future facilities management strategy.
- Determine the optimal balance between in-house delivery and outsourced service partners.
- Build a scalable operating model that supports long-term growth.
Process & Commercial Excellence
- Establish proactive maintenance programmes.
- Introduce consistent operating standards and governance.
- Develop robust commercial controls and performance frameworks.
Capital Projects
- Lead complex refurbishment and improvement programmes.
- Ensure compliance with regulatory requirements.
- Drive sustainability initiatives and operational upgrades across the estate.
