Quantity Surveyor

We are seeking an experienced Quantity Surveyor - Planned Works & Voids to join our Southampton-based team, supporting a live social housing maintenance framework delivering planned maintenance and void refurbishment works. This is a commercially focused role operating within a Schedule of Rates (SOR) environment, supporting the effective commercial management of planned works and void programmes. The role will involve surveying, scoping, measuring, valuing and commercially managing works across a live framework contract, with a strong focus on Schedule of Rates pricing and operational support. This role supports a long-term strategic partnership with a key social housing client, offering stability, continuity of work and the opportunity to contribute to the ongoing development and success of a live operational framework. The role is primarily office-based in Southampton, with the opportunity for some hybrid working. The role would suit an experienced maintenance or social housing Quantity Surveyor with strong knowledge of measured term contracts, SOR-based commercial management and planned maintenance environments. As an experienced Quantity Surveyor, your responsibilities will include: * Carrying out site surveys and assessing planned maintenance and void refurbishment works * Preparing scopes of works, specifications and cost estimates * Measuring, pricing and valuing works using NHF / SM7 Schedule of Rates frameworks * Reviewing variations, identifying commercial risks and supporting cost control across the contract * Producing accurate valuations and commercially robust pricing submissions within agreed deadlines * Reviewing drawings, client requirements and subcontractor quotations * Supporting Operational and Commercial teams during mobilisation and live contract deliveryLiaising with client representatives, contract managers and operational teams to support effective project delivery * Maintaining accurate commercial records, pricing documentation and reporting information * Ensuring compliance with contractual, regulatory and health & safety requirements Key Requirements * Proven experience within Quantity Surveying, commercial or estimating roles across social housing, planned maintenance, voids or property services environments * Strong knowledge of NHF / SM7 Schedule of Rates pricing frameworks * Experience within measured term contracts and SOR-based commercial management environments * Strong commercial awareness and attention to detail * Ability to manage multiple workstreams and deadlines within a live operational environment * Proficient in Microsoft Excel and commercial / estimating systems Desirable * Construction-related qualification (HNC/HND/Degree) * Knowledge of social housing regulations and compliance standards * Experience across planned works, voids or maintenance frameworks witihn local authority or social housing contract What We Offer * Salary £50,000 - £60,000 depending on experience * Car allowance and mileage reimbursement * Performance Related Bonus Scheme * Mobile phone allowance / BYOD support * Pension, medical scheme options and life assurance * 25 days’ holiday plus bank holidays * Perkbox benefits worth up to £350 per year, including discounts, perks and wellbeing support * 24/7 GP referral and wellbeing support service * 1 paid volunteer day * £2,000 refer-a-friend bonus after the referee passes probation * Opportunities for development and progression across Axis CLC Why Axis CLC Joining Axis CLC means being part of a national organisation delivering essential services across housing, education, healthcare, defence and commercial property.
