Pub Overview Popular Community Pub Located within a highly populated suburb of Bradford, The Manor House is a lovely community pub that recently received a refurbishment. With over 9,500 adults living within a half mile radius of the pub, there is ample opportunity to tap into both the community aspects of the pub and offer an appealing casual dining menu. The pub would suit a home cooked and traditional British pub grub menu that offers all the classics such as pies and burgers along with some more on‑trend items such as sharing platters. The site has three trading rooms – one of which can be closed off to create a separate revenue stream from private functions. Experienced Local Operator Wanted We’re looking for an operator who has benefited from running or owning a pub business. The right operator will have extensive experience in a similar hospitality business, a clear vision for the pub, and the ability to create a memorable experience for customers. One of the rooms can be used as a function room. The interior is bright, comfortable and welcoming, offering ample space for drinking and dining. Outside, there is an appealing beer garden to the front of the pub which curls around the right‑hand side of the premises. Private Accommodation The accommodation consists of three bedrooms, a living room, a kitchen and a bathroom. Pub Financials * Estimated Total Ingoing Costs: £51,604 * Estimated Minimum Ingoing Costs: £10,453 * Annual Rent: £23,438 * Estimated Annual Turnover: £438,967 * Deposit: £5,859 * Estimated Fixtures & Fittings Value: £37,245 * Estimated Stock Valuation: £5,000 * Estimated Working Capital: £3,500 All figures are exclusive of VAT and are provided as a guide only. They will be finalised as part of the commercial agreement. Estimated Working Capital covers key start‑up costs such as professional fees, training fees, premises license fees, F&F valuation fees and till floats. Additional ongoing charges (e.g., property maintenance, repairs fund, SmartDispense) will be outlined prior to completing a business plan. Applicants must have a minimum of £10,000 un‑borrowed funds. For FRI and Investment Tenancy Agreements, deposits are always 3 months’ rent in advance; for operators trading under a Limited Company with no guarantors, a deposit of 6 months’ rent is required.
