Facilities Manager
Location : Ashford, Kent
Business Unit : Workplace FM
Working hours : Monday to Friday, 9 : 00am – 5 : 30pm
Salary : Up to £50,000 per annum
About the role
Our client is looking for an experienced Facilities Manager to oversee the provision of facilities services at their Ashford site. The role covers compliance, hard and soft services, building maintenance and service charge management. You will be responsible for maintaining excellent relationships with occupiers, contractors and service providers, while ensuring the smooth day-to-day operation of the site.
Key responsibilities
Manage the delivery of all facilities services in line with lease obligations and industry standards
Prepare, monitor and reconcile annual service charge budgets in accordance with the RICS Code of Practice
Build and maintain strong relationships with occupiers, ensuring they are kept informed of all relevant works and services
Carry out regular inspections of the property, including all common parts, plant rooms, service areas and car parks
Oversee fault reporting, insurance claims, permits to work and contractor performance
Promote sustainability initiatives, including waste reduction, recycling and energy monitoring
Maintain statutory compliance records, including health and safety risk assessments, fire safety, water hygiene, asbestos management and site logbooks
Lead supplier reviews, monitor contract performance and benchmark service delivery
Assist with long-term maintenance planning and service charge forecasting
Skills and experience
Strong background in property and facilities management, ideally within a mixed-use portfolio
Proven experience managing complex service charge budgets
Excellent communication, leadership and organisational skills
Experience managing service partners and delivering high standards of customer service
Knowledge of contract procurement, tender processes and project briefs
Strong IT and reporting skills
Interest in technical or engineering aspects of facilities management (desirable)
Qualifications
Membership of the Institute of Workplace and Facilities Management (IWFM)
NEBOSH General Certificate or IOSH certification
