Property Maintenance Manager – Luxury Residential

South West London + occasional travel to France

An exciting opportunity has arisen for an experienced

Property Maintenance Manager to oversee the upkeep of exclusive, high-end private residences (5,000–30,000 sq ft) in southwest London, with additional responsibility for two luxury properties in France.

Responsibilities

Manage day-to-day maintenance of luxury residential properties.

Oversee contractors across mechanical, electrical, and AV / lighting systems.

Supervise gardens, landscaping, irrigation, pools, water features and estate facilities.

Deliver planned and preventative maintenance schedules.

Ensure full compliance with safety regulations, certificates, and insurance requirements.

Administer utilities (gas, electricity, water, council tax, licences).

Requirements

Proven experience as a Property Maintenance Manager or in high-end estate management.

Strong knowledge of M&E systems, AV systems, heating / cooling, security and fire alarms.

Excellent contractor management and problem-solving skills.

Service-driven, detail-focused, hands-on approach.

French language skills desirable.
