Job description

This role is to ensure that the design intent is effectively managed through review, interrogation and management of the design during pre-construction and on live projects.

This role requires time being spent between project sites and the head office in Derbyshire / Regional Offices.

Ideally the design manager will have a degree or equivalent, in a relevant construction related discipline with a strong design / project delivery background

Full management of the Design Team throughout a project and during the full construction process, often on multiple projects, to maximise opportunities and mitigate risks.

Effective management of the design process

Ensuring all design requirements & details are accurate and circulated

Effective document control

Effective management of the wider design team

Effective management skills

Experience in managing multi-disciplinary team

Experience to managing specialist design sub-contractors

Undertake design review and option analysis, providing Value Engineering input where applicable. Interrogation of tender and construction stage quotations and management of subcontractor workshops. Requirements of the contract to be reviewed and successfully delivered

Identifying viable VE opportunities

Detailed understanding of construction technology and buildability and tender design requirements

Effective management of meetings

Operate design management with a high level of technical understanding alongside contractual, commercial and programme awareness. Understand any modelling requirements and ensure these are maintained throughout the life of the project and in line with the contract

Design ability

Knowledge of appropriate modelling software

Input into high quality tender, prequalification and contractors proposal submissions. Possess and demonstrate commercial acumen throughout these processes. Recommend and manage necessary further surveys if required (DfE Framework projects, etc)

Knowledge and experience in tendering and preconstruction

Strong verbal and written communication skills

Develop and manage the RFI and change process alongside the document control requirements, input into the design programming alongside the planner and wider consultant and subcontract team.

Being able to prioritise and manage multiple design requirements

Manage the design relationship between the Client, Design Consultants, designing subcontractors and statutory bodies, acting as the point of contract on design matters.

Define, record and manage the scope of duties of each of the design consultants and designing subcontractors, ensuring that these are included in the relevant appointment and subcontract documents. Understanding of the document management system Viewpoint 4P for information share and distribution.

Direct management of external Information Managers

Satisfactory outcomes of regular BIM Audits

Chairing of clash detection meetings

Review of COBie information and geometry for contractual compliance

Produce federated models and distribute to the B+K team

Produce the BEP / PEP (with assistance from the Regional Document Controller)

Assist with the completion of capability and capacity assessments (with assistance from the Regional Document Controller)

Undertake EIR / AIR appraisals

Ensure that design team reviews are completed at regular intervals, and that any corrective actions required are dealt with quickly and efficiently.

Maintains timely flow of information to the surveying / site teams

Appreciation of project deadlines

Participate in lessons learned forums throughout construction and post project reviews

Understand the location of stored contract and subcontract documentation. Management of Common Data Environments is a key requirement of this role

Agree and action a handover process to ensure that there are no drawings or RFIs on Viewpoint 4P awaiting release / closure by the design team. This will enable a more achievable management of drawings following handover from the design manager. The handover should include
