We Do Play is the parent company of several innovative entertainment and leisure brands, including : Flip Out – indoor trampoline parks and family entertainment venues Putt Putt Social – indoor mini golf and licensed restaurant spaces Rumble Rooms – competitive socialising and licensed bar experiences Activate – an immersive, tech-driven gaming concept originating from Canada, for which the group has secured exclusive UK and Ireland launch rights With over 40 owned and franchised sites currently in operation and more under development, we are committed to launching 30+ new Activate venues nationwide over the next two years.The RoleWe are seeking a qualified Real Estate Solicitor or Chartered Legal Executive (5+ years PQE or equivalent) with solid experience in leasehold property transactions, ideally gained at a well-regarded regional or city firm.This is a primarily property-focused role, with some broader commercial exposure. You will work closely with the General Counsel, managing new site acquisitions and the group’s expanding property portfolio.
You will also provide ad hoc legal support across franchise, corporate, and commercial matters.
- Key Responsibilities (Real Estate) :
- Draft, negotiate, and finalise a variety of leasehold property documents, including :
- Agreements for lease (conditional on planning, licensing, works, consents, etc.)
- Underleases and back-to-back lease arrangements
- Licences, assignments, deeds of variation, and side letters
- Carry out property due diligence, including title review, searches, and planning reviews
- Prepare and submit premises licence applications (training can be provided)
- Instruct and liaise with external counsel when needed
- Prepare reports on title and lease
- Manage exchange, completion, and post-completion processes
- Maintain internal databases and property trackers
- Work independently on fast-paced and time-sensitive matters
- Additional Responsibilities (with support as required) :
- Negotiate and draft franchise agreements and related documentation with franchisees and their legal representatives
- Draft and negotiate commercial and supply agreements
- Prepare simple inter-company and franchisee asset / share purchase agreements
- Draft basic loan agreements for inter-company or franchisee use
- What We're Looking For
- Qualified solicitor or chartered legal executive with 5+ years PQE (or equivalent)
- Strong grounding in commercial real estate law, ideally with retail or leisure experience
- Proactive and confident in managing lease transactions from start to finish
- Excellent drafting skills and technical legal knowledge
- Strong communication and interpersonal skills
- Well-organised, with the ability to manage multiple matters concurrently
- Proficient in using HM Land Registry e-Portal, HMRC SDLT platform, and Docusign
- Previous in-house experience is a plus but not essential
