IMDC Design Manager (Electrical Biased)

The role involves defining the projects and then monitoring the external M&E Consultant, Architects, Structural engineer on behalf of IMDC. Working from home 2 days per week and on sites for 3 days per week (negotiable), checking stage 1&2 project design and then overseeing outsourced consultant designs on multi-phase data centre projects, plant replacement projects and other reports and investigations.

Key Skills, Requirements and Competencies :

Reporting to Anastasios Christoforou, Design Director for IMDC.

Establish the extent and completeness of existing briefing information

Review and Establish completeness of relevant Basis of Design

Where necessary, lead the development of a ‘Basis of Design’ document which conveys the requirements of Iron Mountain to the design team and all stakeholders

Review and establish progress and completeness of existing design teams information against project programmes

Identify deficiencies or inadequacies within the current design information against the IMDC’s standards

Identify risks or opportunities within the existing design information through buildability reviews

Review existing constraints or requirements that need to be considered within the Design process (eg site constraints or planning requirements).

Review any Business Critical functions or IMDC Operational constraints that must be considered within the project design or timeline (eg change freeze periods, phasing requirement etc)

Review existing project cost plan and programme

Review any existing Iron Mountain plans, processes and contracts for design development to create a compliant design framework specific to the Project.

Review existing (or develop a new) Project Execution Plan including decision and reporting structures, management processes (risk, changes) and meeting schedules.

If required, contribute to Design Team’s and CXA’s appointments with particular regard to Roles & Responsibilities to ensure a coordinated approach to the design and commissioning process.

If required, assist in the production and agreement of Design Team / CXA Appointment terms, scope, deliverables (e.g. by use of current BSRIA BG6) and programme of work.

Review existing Design Responsibility Matrix and liaise with the Lead Consultant to ensure that there is a coordinated approach across all disciplines and that the needs of the project will be met.

Advise IMDC on additional services required from team members or third parties.

Ensure that the scope of services for incorporation into each consultant appointment meet the project needs.

Establish and maintain effective methods of communication between the teams involved in design work throughout the project.

Implement Iron Mountain project specific design management processes and protocols in the form of a design management plan.

Support the Lead Consultant and Design Team in the development and implementation of design proposals, ensuring they meet Iron Mountain, Stakeholders and potential tenant / customer requirements, including programme and budget constraints.

Assist the Lead Consultant / Gleeds in the development and monitoring of a detailed design programme.

Plan in detail with the appointed Lead Consultant and wider project team the production of designs to meet work stages and Iron Mountain approval procedures / gates leading to Client Sign-off.

Monitor performance of the design team and agree priorities, deadlines, challenges & risks, such that resources can be effectively deployed and managed throughout the design process.

Manage the design development and the production of information within the agreed timeline.

Support the appointed Lead Consultants in the management of the appointed design teams.

Chair design progress meetings, produce minutes and progress reports.

Assist the project team in presentations to the Client as necessary.

Maintain records and documents throughout the project.

Monitor Design progress and produce regular reports for Iron Mountain.

Present proposals to Iron Mountain as necessary for approval.

Monitor a ‘Request For Information’ (RFI) process for the project as per the established IMDC’s design tracker

Establish and monitor project specific IMDC’s technical document control process and protocols.

Support the Lead Consultant as they lead Technical Reviews to validate scheme designs and design parameters. Identify requirements for compliance with Employers Requirements (ER’s) and Basis of Design.

Identify opportunities to improve efficiency, value engineering or remove unnecessary complexity.

Support the Lead Consultant as they lead Design workshops and issue Minutes to control task completion.

Participate in Risk Review workshops.

Liaise with the relevant parties within Iron Mountain to manage the integration of the design process with client activities such as; OFCI Procurement, Project Cost Planning & programme etc.

Throughout the design and construction process, continually assess, mitigate and manage risks connected with the design.

Manage the design verification processes.

Maintain awareness of and meeting the cost plan.

Work closely with the project team in identifying and managing change.

Liaison with Iron Mountain and other project stakeholders on design related matters or issues.

Maintain close liaison with all members of the project team.

Liaison with the Lead Consultant and Design Team members to monitor and ensure design work meets health and safety legislation and relevant building standards.

Establish detailed requirements and responsibilities for technical handover documentation including Health and Safety File, E Documents building manuals, building user guide etc. and assist the Lead Consultant in developing a plan for production of the same.

Ensure all Operator Training is carried out as per IMDC’s requirements

Review and challenge the design development through active engagement with the design team and stakeholders, so that the design proposed is viable and responds to the Iron Mountains brief and expectations. In particular :

Undertake regular review of design development against the Client performance requirements.

Monitor cost estimates developed by the project cost consultant and manage any adjustments required to accommodate budgetary allowances.

Report on a regular basis to the client on progress, deviations from the plan and proposed corrective measures, and on client decisions.

Construction activities : Review Technical Submittals from supply chain and participate in the Inspection, Testing and Commissioning activities, including Reviewing Test Plans, Proposals for FATs and SATs, Conducting on-site inspections for quality and progress, Reviewing maintenance access arrangements and Reviewing Plant Replacement arrangements.

Relationship Management - Promote and participate in promoting and maintaining positive, collaborative relationships with Iron Mountain, Stakeholders, potential tenants / customers, relevant authorities, designers, contractors and supply chain.

Clarifications :

The role of the Design Manager for Iron Mountain excludes Design Responsibility, which is maintained by the individual consultants.

The Design Manager will support the appointed Lead Consultants who will maintain responsibility for developing coordinated design solutions for the projects.

All payments to local authorities, utility companies, UTI or other such bodies, where applicable, will be made directly by others.

The Design Manager will utilise their experience and expertise in Data Centres & Critical Infrastructure design and operations to identify potential risks and challenges. The Design Manager will not undertake detailed calculations, drawings, modeling or design works to validate or verify designs undertaken by the consultant teams.
