Job summary

Have you worked in healthcare maintenance? Understand PPMs & held service contracts with contractors for maintaining equipment?

Less on the tools, more gap analysis to ensure all mechanical equipment has the appropriate maintenance schedules in place; placing orders to fill the gaps and holding contractors to account for certification and remedials.

The role includes liaising with landlords to obtain statutory service records whilst undertaking gap analysis of any Trust mechanical assets to ensure service contracts are fit for purpose and cover all our statutory obligations, seeking opportunity to merge contracts and wider economies of scale.

Whilst undertaking site audits, condition surveys and maintaining accurate records of occupancy, the successful candidate would be a face of the team and contact point for some maintenance escalation matters therefore good rapport skills & the ability to convey technical information clearly, is required.

We are looking for a competent individual with experience of plant compliance management, HBN / HTM knowledge as well as appreciation of water sampling results and baseline Health & Safety knowledge.

Main duties of the job

  • To provide effective support in liaison with the Property Team and Landlord Management teams to ensure compliance across the sites within the portfolio.
  • Working on both simple and complex estates projects over a wide range of values from inception through to commissioning, ensuring performance and monitoring against those contracts.
  • Researching PPM requirements of mechanical plant and systems, undertaking gap analysis and to ensure all mechanical and wider statutory compliance PPMs are undertaken and raising orders to ensure these are in place.
  • Impose good governance practices to ensure evidence exists of such maintenance and PPMs
  • Prepare service user briefs for potential projects identifying the user service requirements, objectives to be achieved and standards (HTMs and HBNs) to be met.
  • Proactively provide updates on all schemes to the Property Managers and Head of Property undertaking direct tasks as required.

Person Specification

Experience

Essential

  • Experience of FM contracts and delivery of them
  • Experience and demonstrable skills in financial management of FM contracts
  • Experience of documentation and associated protocols necessary for managing contract processes
  • Experience of liaison with and supervising building and engineering contractors
  • Microsoft and specialist software with regards logging information and refining said data to produce reports
  • Desirable

  • Direct experience of implementation of FM projects
  • NHS and / or public sector experience with health technical memorandums and health building notes
  • Previous experience in a hospital maintenance environment with exposure to all building and engineering aspects
  • Qualifications

    Essential

  • Possession of relevant FM related qualifications or evidenced NHS Estates / facilities role experience
  • Experience of FM contract management
  • Evidence of continuing professional development
  • Membership of appropriate Professional body
  • Desirable

  • NEBOSH General Certificate
  • To have completed a recognised trade apprenticeship and hold a BTEC / HNC / Diploma in Building or Engineering or equivalent
  • Accredited HTM Competent Person Course
  • Knowledge

    Essential

  • FM / maintenance related terminology
  • Knowledge of statutory legislation and relevant Codes of Practice, HTM & HBN
  • Knowledge of Health & Safety and Safe Working Procedures
  • Desirable

  • Ability to deliver to a basic standard erecting a shelf / whiteboard, replace handle on drawers, evaluate and put a TV bracket up, strength to move boxes and undertake low level relocations of kit.
  • A knowledge and understanding of the provision of maintenance services both in-house and contracted
  • HTM course certification ie. Asbestos awareness & control of legionella.
