Job description

Location : Leamington SpaOnsite : Monday to Friday and a Saturday / Sunday once a month (days back in lieu)Salary : £40,000Purpose of the Role : We are seeking an Operations Manager to join a global property management firm, where you will be working onsite at one of their prime shopping centres. Your role will be to ensure the implementation, in conjunction with others, of the requirements of the Centre Manager, the Landlord and its surveyors. Supporting the Centre Manager and providing cover for periods of leave. Ensure the overall smooth running of the shopping centre, including the recruitment and training of all staff whilst maintaining a safe and pleasant environment for our customers through the monitoring of Health & Safety systems and the promotion of best practice throughout all tasks.Areas of responsibilities;Health and SafetyTo ensure Health and Safety policy / Fire / insurance standards are met, statutory obligations are maintained, documentation implemented and communicated for the centre, car park, it's tenants, members of the public and staff to ensure compliance.Implement and manage internal compliance systems and carry out necessary Risk assessmentsEnsure annual / rolling audits are completed for health & safety, environmental and fire requirements and any actions completed.Provide task / emergency plan related training to centre personnel and tenant staff.Complete periodic updates / accuracy reviews of the evacuation and emergency plans.Implement procedures to the Centre & Car Parks to comply with lease and statutory requirements.Establish and develop good relation and partnerships with various authorities and local agencies; environmental health, fire authority, building control, Leamington BID and tenants on all matters relating to the site, surrounding areas and LeamingtonCo-ordinate all contractor's activity, from shop fit-outs to enhancements and ensure compliance to policies and minimal disruption is caused to the centre.Complete additional training that may be beneficial to the role.Attend all serious incidents within the centre. Ensure all accidents and near misses are recorded OperationalImplement and manage daily processes, inspections and checks to ensure the centre is operating at a high standard. All necessary remedial works are undertaken within a reasonable time period.To be responsible for the reactive and planned maintenance and repair of the building and services, plant machinery and equipment.Ensure a full Planned Preventative Maintenance (PPM) schedule is co-ordinated, managed, recorded and up to date monthly. Provide updates to the Centre Manager.Ensure all plant and machinery are fully maintained and records are implemented and up to date.Investigate and implement new initiatives and improved working practicesManage and respond to any customer / retailer enquiries or complaints either by email, telephone or face to face.Ensure the tenants handbook and shop fit guide is maintained, managed and up to date.Implement, record and report on tenants' inspections to be completed annually.Ensure Elogbooks and Data Station are kept up to date. ServicesImplement, review and manage key performance indicators for M&E, security, cleaning, car park and refuse maintenance ensuring standards, hours, staffing etc are delivered paying particular care to incident responses and customer care Essential Experience we are looking for?Operational experience within the retail sector at supervisory / managerial level.First Aid qualifications.Experience in the provision of maintenance services to a busy environment visited by members of the public.Experience in Management of security, cleaning and maintenance staff.Experience in setting up and administration of detailed record keeping systems.IOSH qualified - ideally NEBOSHKnowledge and / or experience managing services to an agreed budget.Able to work on own initiative and meet tight deadlines.Excellent communication skills.Willingness to adopt a flexible approach to working patterns in order to respond to the changing needs of a retail environment.Ability to use full range of Microsoft applications inc. Word, Excel, PowerPoint, Outlook.Organisational SkillsExperience of quality, health and safety, fire and environmental policies and procedures.Flexible approach to working hours, including working weekends on a Rota basis and sometimes being on call.Competency in report writing Please be aware this advert will remain open until the vacancy has been filled.
