The Business
Our client is involved mainly with the refurbishment of commercial properties and to develop them into state of the art apartments, offices or student accommodation.
To ensure the successful build completion of projects, protecting the exposure of the Company to financial and construction risks, together with adherence to the commercial procedures of the Business. Responsible for the management on a number of smaller projects with a value of up to £5.0m. As well as new build projects up to a value of £20m
The client also has a number of ‘new-build’ schemes in the pipeline.
The Role
As a site manager you will be responsible for looking after the teams on a construction site, as well as liasing with the clients. You could be monitoring costs and budget, and ordering materials for the project(s).
The job role of a site manager involves the following duties :
Liaising with clients and reporting on progress to staff and the publicSupervising construction workers and hiring subcontractorsBuying materials for each phase of the projectMonitoring build costs and project progressConducting quality and safety inspectionsChecking and preparing site reports, designs and drawingsMaintaining quality control checksMotivating the workforceDay to day problem solving and dealing with any issues that ariseUsing specialist project management computer programmesWorking on-site in all weathers, at clients’ businesses or in a site office.Checklists and Work Allocation Lists are Planned and Completed for any properties under renovationEnsuring property works lists are completed in accordance with company standards and smooth handover processBudgeting and Planning for property worksPre-Renovation Planning and Property Inspections are done according to standardsEnsuring compliance and health and safety procedures are followedManagement and tracking of Building Operations StockOverseeing Building Operations and Maintenance ManualsEnsuring key targets, budgets and timescales are adhered toEnsuring health and safety standards are adhered toThe Person
Sound & comprehensive understanding of construction industry and the parties to it.Proficient knowledge of measurement and valuation. .Proficient in reading drawings, specifications and knowledge of construction process.Ability to negotiate with clients / sub contractors.Knowledge of CIS.Experience of undertaking risk assessments and valuation of them in conjunction with other project team members.Ability to work in a team environment.Awareness of dispute procedures.Exposure to resolving disputes.To Apply
