Senior Quantity Surveyor – Residential Housing Location : Livingston, West Lothian Salary : Competitive + Car / Car Allowance + Bonus + Excellent Benefits Type : Full-time, Permanent A leading residential housebuilder is seeking a Senior Quantity Surveyor to join its expanding commercial team based in Livingston. This is an excellent opportunity to take on a senior role with real influence over key housing developments across East Central Scotland. The Role : As a Senior Quantity Surveyor, you’ll take full commercial responsibility for a number of live and upcoming housing sites. You will oversee cost planning, procurement, subcontractor management, and financial reporting, ensuring projects are delivered on budget and to the highest standards. A key part of the role will also involve mentoring and developing junior surveyors, contributing to the growth and capability of the wider team. Key Responsibilities : Lead the commercial delivery of residential developments from pre-construction through to final account Prepare detailed cost plans, budgets, and monthly cost value reconciliations (CVRs) Manage the procurement and administration of subcontractor packages Monitor progress, manage risks, and drive value engineering opportunities Produce accurate financial reports and forecasts Liaise closely with internal teams including land, construction, and technical Provide structured support, guidance, and training to Assistant and Trainee Quantity Surveyors About You : Strong experience as a Quantity Surveyor in the residential housebuilding sector Proven track record of managing the full commercial cycle on multiple projects Excellent commercial awareness, analytical skills, and attention to detail Demonstrable experience in training, mentoring, or supporting junior surveyors Strong leadership and communication skills Degree qualified in Quantity Surveying or a related field Full UK driving licence What’s on Offer : Competitive salary with car allowance or company vehicle Performance-related bonus scheme 25 days holiday + bank holidays, with options to buy / sell leave Enhanced pension, private medical insurance, and life assurance Genuine career development opportunities within a high-performing division If you're a commercially driven Senior Quantity Surveyor with a passion for mentoring others and delivering quality housing, we want to hear from you.
